A luxury home renovation in Calgary is rarely one decision. It is hundreds of them, made in the right order, by people who talk to each other. When that order breaks down, projects drift: finishes are chosen after the walls are closed, custom pieces arrive late, and trades wait on answers. This guide explains how a whole-home renovation runs from the first conversation to the day you move back into finished rooms, and what to ask before you start.

It is written by HAUS Interiors, a Calgary design-build studio, so each stage also shows how we run it. For what "luxury" means in the finished home, read our companion piece, Luxury Home Renovations in Calgary: A Design-Led Guide.

Why the order matters in a luxury home renovation

On a whole-home project, almost every choice depends on another one. The kitchen layout decides where plumbing and electrical go. Lighting decides where ceilings are opened. Custom millwork decides the size of the openings it fills. If those decisions are made on site, one at a time, the result is delay, change orders and rooms that never quite feel resolved.

The fix is simple to describe and hard to do: finish the design before construction starts. Everything below follows from that rule.

Stage 1: the consultation and the brief

A good project starts with listening. We walk every space in scope, review your floor plans and inspiration, and talk through how you live, what is not working and what the home needs to do in ten years, not just next spring. At HAUS Interiors this is a two-hour design consultation in your home ($500 + GST, credited in full to your design fee if you sign within 30 days of your proposal). Within five business days you receive a written proposal with your brief, a design direction and a fee proposal.

Before that first meeting, it helps to have a rough sense of scale. Our free design and build estimator gives you a starting range in a few minutes.

Stage 2: design, in three phases

On our projects, design runs in three phases, each reviewed with you before the next begins. Across all three, design typically takes about 9 to 13 weeks.

  • Planning (3 to 4 weeks). Scaled floor plans, furniture layouts and a mood board. This is where walls move on paper, circulation is solved and every room is given a purpose.

  • Development (4 to 6 weeks). Furniture, lighting, fixtures, hard surfaces, finishes and fabrics are selected, and elevations are drawn for custom millwork. One palette is carried through the whole home.

  • Finalization (2 to 3 weeks). Photorealistic 3D renders, issued-for-construction drawings and a full production cost estimate. You see the finished home, and what it takes to deliver it, before anything is ordered.

This is the stage that protects your investment. A change made in Planning costs a revised drawing. The same change made after the tile is down costs the tile, the labour and the weeks. Our design and build process page shows what you receive in each phase.

Stage 3: procurement

Luxury renovations depend on products with long lead times: custom cabinetry, stone slabs, imported lighting and plumbing fixtures, made-to-order furniture. Ordering starts as soon as the design is final, so pieces arrive when the site is ready for them rather than holding it up. On our projects, the project manager places and tracks every vendor order, consolidates deliveries, and puts subcontractor agreements, deposits and permits in place. Procurement typically runs 4 to 12 weeks, depending on what is being made.

Stage 4: renovation and construction

Site work starts with protecting everything that stays, then demolition of what does not. Trades follow in sequence: framing, mechanical and electrical rough-ins, drywall, then cabinetry, tile, stone and finish carpentry. Because every trade builds from the same issued-for-construction drawings, questions on site have a written answer. Changes are handled through individual change orders, agreed with you before any new work begins.

Construction typically takes 4 to 12 weeks, set by scope. A single main floor sits at the shorter end; a whole home with structural changes sits at the longer end.

Stage 5: installation and the reveal

Once construction and cleaning are complete, furniture is delivered and installed, window treatments and wallpaper go up, decor is placed and styled, and the home is professionally cleaned. This last layer typically takes 1 to 2 weeks and ends with a walkthrough and handover. It is the part clients remember, and it only goes smoothly when the four stages before it did.

Living through a whole-home renovation

Whether you stay in the home depends on scope. A kitchen and main floor renovation can sometimes be phased so part of the house stays usable; a whole-home project with new mechanical systems usually means moving out for the construction stage. Decide this during design, not the week demolition starts, so the schedule, site protection and storage are planned around it.

One team or several

You can hire a designer, then a contractor, then source furniture yourself. Many people do. The risk sits in the gaps between them: the designer's intent is interpreted by someone who did not draw it, and decisions bounce between parties. A design-build studio closes those gaps by keeping design, procurement, project management and installation under one point of accountability. Read why hiring both a designer and a contractor pays off, and see how we run the build side on our renovation project management in Calgary page.

How the investment is structured

A clear proposal separates the design fee, the production (project management) fee and the cost of the work itself. At HAUS Interiors the design fee is fixed, based on the square footage being transformed, and the production fee is a sliding scale from 20% down to 10% as the project grows. Neither is billed hourly. For typical ranges, see what an interior designer costs in Calgary and what a main floor renovation costs in Calgary.

Five questions to ask before you start

  1. Will the design be finished, with construction drawings, before demolition?

  2. Who orders and tracks the long-lead items, and when?

  3. Who is my single point of contact once trades are on site?

  4. How are changes priced and agreed?

  5. Who installs and styles the furniture at the end?
