The General Contractor keeps full authority over the job site. We complete interior selections and drawing packages before framing, provide advisory support during construction, and handle furnishing only after the builder's official handover.

Ideally at the schematic architecture stage, before plans are signed off and tenders are issued. That way electrical placements, millwork details and plumbing rough-ins are built into the final blueprint set, and the builder can lock in hard-cost tenders without provisional allowances.

Our fees apply only to the interior scope: a project initiation session, a fixed design and specification fee based on square footage, a flat monthly build advisory retainer during construction, and a sliding-scale fee on furniture, decor and feature lighting managed through Haus Interiors. We never bill hourly and never touch the structural build costs.

Complete CAD packages: furniture layouts, custom millwork elevations, reflected ceiling plans, electrical locations, hard-surface selection schedules, 3D renders and trade cut sheets, all issued for builder sign-off before framing.

We source in parallel during framing, consolidate shipments in secure local storage and deliver only after the builder completes the punch list. This keeps the site clear and protects finished surfaces.

Through a formal change order protocol. Each change is reviewed against hard costs, lead times and the build schedule, and the General Contractor agrees to any scope or timeline adjustment before work proceeds on site.

Yes. We review schematic plans with the architect to refine interior layouts and reflected ceiling plans, preserving the architectural intent while making the interiors work at human scale.
